What are some of the biggest factors impacting the medical real estate market in 2012? I wanted to provide a year review of what I feel will be some of the biggest issues that will define the medical real estate market in 2012. In part 1 I’ll discuss how Medicare reimbursements, accountable care, and an aging population shift will all play a role in shaping 2012 and years to come.

Overview:

Medical real estate development is not what it used to be as hospital budgets remain relatively flat from last year for new construction, according to a Health Facilities Management/ASHE 2011 survey. However, coupled with rising space demand there is a strong correlation for occupancy gains in 2012.

Orlando Health buys retail space next to SunRail stop

Orlando Health has closed on the purchase of 10,000 square feet of retail space in front of Orlando's historic Amtrak railroad station, which will also serve as the SunRail commuter-train stop for the hospital network's giant south Orlando medical campus.

It bought two properties for a combined $780,000 at 1313 and 1317 Sligh Blvd. The two properties had separate owners. Timothy Garito, of Liberty Universal Management Inc., represented the sellers, while Orlando Health represented itself.

Florida Hospital planning $30.5 million project at Celebration Health

The hospital expects to break ground as early as October and finish by summer 2013 on a $19 million, three- or four-story, 60,000- to 80,000-square-foot medical office building. The $11.5 million, 1,000-space parking garage is expected to start in September and finish in May 2013.

Florida business owners feeling optimistic

Nearly one in five Florida small- and midsize-business owners plan to hire full-time employees during the next six months.

The 18 percent of companies that plan to hire is the highest it's been since 2010, according to a survey by PNC Financial Services Group. The survey found a significant uptick in business expectations and optimism compared to last fall. In addition, an improving outlook for sales or expansion plans was cited by 60 percent of business owners as a top reason to add workers.

Florida Hospital to expand College of Health campus and programs

Citing a need to educate more health professionals for the future, Florida Hospital officials today announced plans for a $25 million expansion of its College of Health Sciences on the main Orlando campus near downtown. A ceremonial groundbreaking will take place this morning.

The new five-story, 90,000-square-foot building will be the college's fourth and largest, and will complete a multi-phase campus plan the city approved in 1991, said David Greenlaw, current and founding president of the college, which turns 20 in October.

Horizon West land swap for Health Central?

Now that Health Central is officially an Orlando Health company, there may be some movement on a land swap deal in the Horizon West area.
 
To be clear, any decision will be made by the new Orlando Health Central Inc. board, which hasn’t held a meeting yet. But here’s what the former board was previously considering.
 
Health Central officials had expressed interest in swapping its 78 vacant acres in the 47,000-acre Horizon West community in southwest Orange County but wanted to wait for the Orlando Health purchase to finalize before anything else was done. The Ocoee hospital bought the land in 2006 from West Orange Land One LLC for $4.1 million.

Done deal: $181M sale of Health Central to Orlando Health is final

It's official. After more than a year of negotiations, the acquisition of Health Central, one of Central Florida's last independent hospitals, by Orlando Health, a multi-hospital system, is a done deal.

The 171-bed Ocoee hospital became the eighth hospital in the Orlando Health system at the stroke of midnight Sunday. The $181.3 million sale had been in the works since February 2011.

Florida Hospital Waterman   plans to build the Donald and Audrey Conry Creation Health Center, which will include a demonstration kitchen, lecture hall and fitness center. The Living Well Demonstration Kitchen and conference rooms, to be built on the west side of the rotunda in the hospital atrium, will host lifestyle programs for the community.
 
“It is our desire to help our community manage any disease process they may have, and also to prevent disease by following guidelines to protect the precious gift of good health,” says Ken Mattison, president and CEO.
